Cabrillo Project · East Burlingame, Burlingame · Tankless Water Heater Installation
Tank-to-tankless water heater conversion in a Burlingame ranch
1958 single-story ranch, 4 bedrooms / 3 bath, ~2,200 sq ft
Draft — awaiting Cabrillo photography & customer consent
The customer's problem
Family of five running out of hot water after two showers. 20-year-old 50-gallon gas tank in the garage was oversized for the space and rusting at the base pan. Wanted endless hot water without the electrical panel upgrade an equivalent heat-pump water heater would have required.
The Cabrillo solution
Removed the 50-gallon tank, capped the gas line at the wall, installed a Navien NPE-240A2 condensing tankless water heater at the same wall location. Ran 3" PVC concentric intake/exhaust through the existing flue rough-out (no roof penetration). Recirculating loop kept hot water at kitchen sink within 4 seconds.
