There's no honest flat price for a whole-home repipe in San Francisco, because the cost is driven by your home — its size, how many fixtures it feeds, how hard the pipes are to reach, and the material you choose. What "repiping" actually means

Repiping replaces the water supply lines that run through your walls, floors, and ceilings — the pipes that carry fresh water to every faucet, shower, and appliance. In older SF homes those original lines are often galvanized steel, which corrodes from the inside out over decades. When repiping is the right call

  • Weak, falling pressure throughout the house (classic corroded-galvanized symptom).
  • Rusty or discolored water, especially on the first draw of the day.
  • Repeated pinhole leaks — fixing one only for the next to appear.
  • A remodel that already opens walls, making it the efficient time to repipe.

What changes the price

These are the real cost drivers — the reason two "repipes" can land at very different numbers:

  • Home size & fixture count. More bathrooms, kitchens, and runs = more pipe and labor.
  • Material. Copper and PEX have different material and labor costs and different lifespans.
  • Access. The single biggest swing factor — open crawlspaces and basements are far easier than finished plaster walls and tight Victorian framing.
  • Stories & layout. Multi-level flats and stacked units add complexity.
  • Permits & inspection. Required, and part of doing it right.
  • Finish restoration. Patching the walls and surfaces opened during the work.

Anyone quoting a precise dollar figure sight-unseen is guessing. Typical SF repipe ranges depend heavily on the factors above — which is why we price it after seeing the home, not before.
