Whole-home repipe: galvanized-to-PEX in an Inner Sunset craftsman
1927 three-bedroom craftsman, ~1,800 sq ft, 100% galvanized supply
Draft — awaiting Cabrillo photography & customer consent
The customer's problem
Water pressure at the second-floor shower had dropped to a trickle over 15 years. Rust flakes in the hot water. Two pinhole leaks in the last year, one behind the kitchen sink and one in the crawl space. Homeowners knew galvanized was at end of life but were afraid of the demolition scope.
The Cabrillo solution
Complete whole-home PEX-A repipe using a manifold-and-home-run layout (each fixture on its own dedicated PEX line back to a central manifold). Ran new lines through joist bays and stud cavities using minimal 4" × 6" access cuts patched by our finish carpenter. All copper stubs at fixtures for professional connections. Old galvanized abandoned in-wall (per code).
